Residential planning project for a replacement dwelling in Ratoath. The proposal involves the demolition of an existing single storey bungalow and the construction of a new two storey family home with a single storey rear element, detached domestic garage, upgraded entrance, new wastewater treatment system, landscaping and associated site works.
The site is located in a rural area under strong urban influence, so the design had to respond carefully to Meath rural housing design guide and the existing pattern of one off houses along the main regional road. The new house was designed as a contemporary family home with traditional rural proportions, a simple hipped roof form, rendered walls, natural slate, stone surrounds and alu-clad windows.
The project is a strong example of my independent planning work, including site assessment, design development and rural design justification, planning documentation, 3D visualisation and coordination of supporting information for a replacement dwelling.
The planning application was successfully granted and the project is now progressing towards commencement on site.
