Residential refurbishment, remodelling and extension project to a period single storey house in Sandymount, with direct views towards Dublin Bay and private access to the strand.
The project went through several design iterations before the final approach was agreed. Options included different ways of extending and reorganising the existing house, while retaining the character of the original building and improving its relationship with the garden, courtyard and sea facing views.
The final proposal retained and upgraded the existing period house, removed poorer quality later additions, and introduced a new single storey contemporary extension to the north. The extension was designed to provide a large kitchen, dining and living space facing towards the sea, with a new courtyard arrangement and improved entrance. Due to the coastal location, the new extension was also developed with flood risk considerations in mind, including raised floor levels and coordination with civil/structural input.
The works were structured in two phases, beginning with the refurbishment of the existing period house and followed by the new contemporary extension. Separate tender and construction information was prepared for each phase.
