Residential design project for a new one off house at Portmarnock. The site sits within a sensitive residential and coastal edge setting, with greenfield lands to the north and west, existing housing to the east and south, and a detailed planning history for residential development on the wider lands.

The proposal was developed as a contemporary detached dwelling, broadly following the footprint of a previously permitted house on the site. The design used two staggered two storey blocks with a central linking volume, arranged to make good use of daylight, views and orientation while avoiding overlooking of neighbouring properties.

The material approach included render and stone, with landscaping used to help the house sit into the surrounding setting. The design was also developed with NZEB standards in mind.
